Responsibilities

Performs project management and in-depth analysis of business operations as it relates to the administration, network operation and compliance of Network Real Estate functions. Assists Management with driving metric performance reporting through gathering of inputs and developing key assumptions related to the business operations. Maintains high level of performance under varying degrees of pressure and uncertainty. This position includes: Project management of large scale network projects (i.e. Jeopardy leasing, FAS 13 termination, Lease Renewals, MLA administration, DAS/Small Cell Initiatives, Rent Reduction initiatives, Cell Site Dismantlement, Inbound Collocation and Vendor Contract Management and Relations)

  • Recognized as a leading subject matter expert in Network Operation, Administration and/or Compliance of Network Real Estate functions
  • Assist Management in developing short term and long term strategies around network administration, operation and compliance of business needs
  • Forecasts and balances budget and cost associated with project management
  • Responsible for planning overall milestone requirements with vendors, including scope, staffing and deliverables, driving key results
  • Manages project steps and reporting with internal team members and provides updates to Management and Customers proactively
  • Manages the RFP process and establishes Scopes of Work related to assigned network projects
  • Demonstrates familiarity with a broad variety of data sources and various technologies with the applicable requirements for analysis
  • Delivers training to customers and employees on policy and procedure
  • Defines the need for and the source of data requirements for business needs
  • Exhibits a solid understanding of the business and cost drivers along with strong communications and presentation skills (written and verbal).
  • Must be able to assess business cases strategically and provide alternative recommendations to business owners in order to substantiate data being presented
  • Understands and engages cross organizational functions at the HQ, Area and Regional level and other business units to effectively manage priorities and project objectives
  • Prepares reports using department supported software and tools, including SQL writing. Able to interpret the business request and translate that into SQL queries or other/similar formats which incorporate standard business rules. Includes analysis of VZW rent/lease expense, project deliverables, revenue on inbound collocations and tracking of HQ/Area/Regional trends to support customer needs and Management requests
  • Prepare and deliver concise, comprehensive and level-appropriate presentations, including information needed for management for key executive presentations, business plans and strategic plans.
  • Lead in the development and maintenance of web based system tools to gain efficiencies (i.e. Siterra, NetSites / NetDocs, document repository, informational website, webpage)
  • This position will have full accountability for their work and be responsible for all projects from start to finish.
  • Collaborate with other cross organizational functions to resolve network administration and operation issues (i.e. VSO, Retail, Utility, and Accounts Payable).


Qualifications

EDUCATION, CERTIFICATION AND TRAINING
-BA or BS degree in Business, Finance and/or Legal or equivalent related work experience.
- Experience in property management, commercial real estate, and/or telecommunications.
-Network Real Estate Area or Regional experience preferred
-Thorough understanding of real estate practices/law, business and financial terms/concepts.
-2 years minimum work experience with relational and web-based database systems including advanced PC skills; knowledge of Microsoft Office applications, including Word, Excel and Power Point.
-2 years minimum experience in program or project management related to large scaled network projects or initiatives
-2 years minimum experience preferred in network site acquisition and/or property management.
-2 years minimum experience forecasting and balancing capital/expense budgets

 

Knowledge and Skills

Wireless real estate background preferred in any of the following areas:

• commercial leasing/acquisition

• site acquisition

• zoning

• property management

• legal (affiliated with real estate) experience

 

Verizon Wireless Area or Regional real estate experience preferred.

 

Knowledge of due diligence and regulatory requirements (EIA/TIA standards, FAA, FCC, NEPA, SHPO) is an advantage.

 

Strong Project Management skills required.

 

Must be able to prioritize tasks and work quickly, accurately and effectively in stressful and fast-paced environment.

 

Possessing strong organizational skills, being detail oriented and having the ability to work independently are essential.

 

Excellent negotiation and people/management skills are required to work through lease negotiations to drive the project to completion.

 

Good vocabulary and writing skills for business case memorandums and other forms of written or verbal communication are a necessity.

 

Team player attitude is a definite must. Must be able to build relationships cross functionally and cross organizationally to meet objectives.
