Responsibilities

Provide Project Management services to the multiple processes within assigned Embedded Base Real Estate projects, including managing the Site Acquisition consultants assigned to same. Maintain open and ongoing communications with the internal and external Teams assigned to the specific projects, including, but not limited to, RF Design, Regulatory, System Performance, Operations, Regional Attorneys, Engineering Firms and Professional Expert Consultants; keeping consistent and meticulous tracking mechanisms.

Maintain and manage the capital spending for all assigned Projects. Ensure that the capital spending for all assigned Projects is within the budget previously forecasted and be able to provide regular reports on current spending trends, as well as projected spending.

Work closely with internal and external Teams on issues relating to local, county and state jurisdictions on any land use issues, i.e., zoning, permitting, etc., for all assigned Projects.

Negotiate Lease Agreements and/or Amendments, including ancillary Agreements, i.e., Easements, etc., with prospective or existing Landlords to continue providing the best Network to our customers at the lowest rental possible.

Work closely with HQ Real Estate Team to be aware of the acceptable legal language, and its approved modifications, for any and all Lease Agreements and Amendments.

Ensure compliance with all Regulatory guidelines for all assigned Projects by following established procedures and maintain awareness of all applicable changes.

Work with Embedded Base Landlords on any and all issues relating to their existing Lease Agreement, i.e., access, rent payments, SNDAs, Estoppels, utilities and maintenance.

Enter any and all applicable information into Network databases and into monthly HQ Reports.



Qualifications

Experience with known Wireless Industry vendors/tower companies, i.e., Crown Castle, American Tower, SBA, at&t, Sprint,T-Mobile, etc.

Bachelor’s Degree with five (5) years’ experience in the Wireless Industry.

Knowledge of wireless industry Lease Agreements/Contracts, Property Management and Real Estate/Zoning regulations is required.

Strong problem solving, communication and interpersonal skills.

Strong negotiation, presentation, written and oral skills needed in order to successfully interface with governmental authorities and to accomplish the most competitive and budget conscious leasing structure.

Must be able to quickly prioritize tasks and work quickly, accurately and effectively in a highly fast-paced, demanding environment, with aggressive goals.

Ability to work under extremely tight deadlines and manage competing priorities.

General familiarity with RF Design standards.

Team player attitude is a MUST.

Proficient in Microsoft Word and Excel, PeopleSoft knowledge a plus.
