The Real Estate Specialist is responsible for wireless site candidate identification, due diligence, and lease negotiations within a specified search area. Close interaction and coordination with RF Engineering, Governmental Entities, Construction, Equipment Engineering, Facilities Engineering and other Network Teams will be required. The Specialist-Regulatory/RE must be to be able to handle all related development tasks for the cell sites to which they are assigned. • Responsible for cell site acquisition and lease agreement negotiations. • Coordinate all cell site activities with landlords. • Troubleshoot problems with landlords before, during, and initially after construction. • Coordinate with RF Engineers, government entities and Construction personnel to ensure that the selected sites meet the engineering, zoning/permitting and construction requirements. • Management of third party vendors who are responsible for but not limited to the following: legal counsel, A&E, surveyors, environmental consultants, • Assemble, submit and approve a complete Site Candidate Package (SCIP) for approval. • Review zoning maps, parcel maps, street maps, and deeds for selected sites. • Coordinate and attend the Tech Team Visit with RF, Zoning, and Construction Teams. • Perform review of the zoning and construction drawings and make necessary changes. • Negotiate an acceptable lease agreement/terms between the landlord of the approved candidate(s) sites and the client as well as any ancillary easement agreements. • Coordinate accurate review of all documentation pertaining to the approved candidates. • Procure the landlords` signature on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance Agreements and Construction Drawings and other necessary documentation. • Assist Zoning in the preparation of zoning applications and attend all public hearings and community meetings as related to the site. • Ensure that all original documentation is stored in site completion book or master file. • Assist Manager - Network Real Estate with other duties as requested. • Write, maintain and receive on purchase orders related to site activities • Understand basic budgets and maintain site acquisition activities to conform within annual budget. • Basic knowledge of real estate and legal contracts. • Other duties as assigned.


• Basic knowledge relating to legal contracts, property management, and real estate and zoning regulations. • Strong problem solving skills • Proficient in Microsoft Office Suite (Excel, Access, Word); Knowledge of PeopleSoft program • Able to work under tight deadlines and to manage competing priorities. • Excellent written and oral communication skills • Ability to handle complex agreements and contentious issues • Strong negotiation skills • Ability to communicate effectively at all levels • Uses professional concepts and company policies and procedures to solve a wide range of difficult problems in creative and practical ways • General familiarity with RF engineering design standards • Experience with contract management, project management or construction disciplines
