Supervisor Global Real Estate Operations – Nordics Region

Overall Purpose: 

Ensure that all the buildings and space are presentable, clean, safe and an acceptable environment for employees and visitors.

Ensure that Global Standards & Guidelines are used to provide consistent environments

Ensure that actual spend by country & building are in line with agreed budgets. 

Ensure delivery of different projects and financial reporting

Ensure compliance with Verizon’s Code of Practice, Legislation and Strategies

Geographical Area:

 Norway, Sweden, Denmark & Finland

Principal Job Responsibilities:

  • Manage a team of contractors and suppliers to provide an efficient and cost effective service to all building occupants in the delivery of facilities services.
  • Manage provision and services from Verizon outsourcing partner to provide an efficient and cost effective service for the fabric maintenance of the sites.
  • Implement Strategic Working Environment in your area of responsibility to ensure space is efficiently utilized, assets are kept in good order and business needs are met.
  • Be local POC and interface for Landlords and authorities for all building and lease contract related items. Work and adjust with the EMEA Transaction Manager
  • Ensure Verizon is compliant with all Health and Safety legislation, incidents reported, logged and fire evacuation procedures followed, supported via outsourced partners.
  • Ensure that the premises are properly utilized as designed and that minor moves/redecoration’s are carried out efficiently and that the necessary approvals are gained.
  • Work together with Global interfaces on decommission strategies through business and commercial aspects and execute for responsible countries.
  • Receive and process space and change requests from the business ensuring appropriate approvals are gained.
  • Project management in accordance with capital budgets and business requirements. Ensure effective communication with all building occupants and contractors, within given timeframes.
  • Monitor and evaluate performance of contractors against the agreed specification, report and escalate any potential international issues to manager and international sourcing.
  • Prepare annual budgets, monitor expenditure to ensure targets are met.
  • Set up and monitor data collection processes in respect of population, space, occupancy costs as well as utility usage.  Produce reports as appropriate.
  • Prepare capital budgets – 3 to 5 year asset planning
  • Manage and monitor energy consumption in most cost effective to ensure high efficiency by using green standards where appropriate using external supplier/consultant if necessary.

 No Verizon direct reports

 Annual country budgets, capital budgets and financial reporting

 

 

Qualifications

Broad experience in all aspects of Real Estate and Facilities Management 

Broad experience and skills in all aspects of space project mgmt                                                     

Broad experience and skills in Powerpoint, Visio, Projects                                                                                     

Broad experience and skills in all aspects of Contract Mgmt                                                        

Facilities Contracts & Service Levels, negotiating & management                         

Strong vendor management experience                                                                                                                                                                                                                                                                                                                                 

Advanced skills in a Nordic language and English  skills
