What you’ll be doing...

Managing small cell projects to include managing the budget, driving efficiencies, managing forecast dates, attending weekly status calls with vendors, completing any and all tasks in the company tools, reporting, and vendor management. Working closely with the MLA team, Transport team, Construction team, and RF team to ensure that we are working the right solutions for the right locations at the right times. This role is predicated on the ability to track and manage all activity on all assigned small cell projects. Aligning with company policy and ensuringthat the individual is up to date on training will also be needed to ensure success.

  • Interpret and understand VZW policies and procedures and effectively communicate them to third party vendors
  • Identify, analyze, and resolve real estate and lease-related issues as needed to meet internal or external deadlines and reporting requirements
  • Negotiate and work with all types of Landlords and their agents in order to preserve the Company’s rights and meet the Company’s contractual and regulatory obligations
  • Identify and resolve network critical or site critical issues requiring immediate escalation to the Network leadership team.

What we’re looking for...

A highly motivated individual that is able project manage a high volume of projects with accuracy and efficiency. Excellent communication skills and the ability to work well with other towards a common goal are necessary.

You'll need to have:

  • Bachelor’s degree or four or more years of work experience.
  • Three or more years of relevant work experience.
  • Experience in Real Estate or Land Development.
  • Contracts experience.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance.
  • Knowledge of local & regional zoning, planning, and environmental standards and policies.
  • Valid driver’s license.

Even better if you have:

  • A degree.
  • Twoor more years of work experience in the wireless industry, in small cell deployment.
  • Negotiation skills, interpersonal skills, verbal/written communications skills, and organizational skills.
  • Ability to troubleshoot, analyze and solve problems.
  • Ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
  • Experience in using computers, including experience with relational and web-based database applications.
  • Experience with Microsoft Office software, including Outlook, Excel and Word. Experience with MS PowerPoint and MS Project.
  • Real estate agent or broker’s license.
  • Experience in Real Estate or Land Development to include property management, lease document preparation, lease negotiation, lease review, environmental due diligence, site acquisition, zoning, permitting, and title work.
  • Contracts experience including knowledge of legal and financial terms and the ability to read and interpret contracts.
  • Knowledge of land use and zoning procedures, real estate acquisition and finance, specifically in small cell deployment.
  • Knowledge of local & regional zoning, planning, and environmental standards and policies.
