What you’ll be doing...

Under direct supervision of the GRE Operations Manager, the Real Estate Operations Consultant position is responsible for managing and overseeing approximately 35 administrative properties with a combined total of approximately 1.5M SF. The properties are located in 14 states throughout the Mountain and Midwest areas of the U.S. The Consultant position will have daily interaction with Verizon’s strategic partner for Facilities Management (FM) who supports and provides maintenance services to Verizon leased and owned properties.

  • Plan and monitor expense and capital budgets.
  • Partner with members of various teams within Global Real Estate to evaluate and address facilities operations driven projects and initiatives.
  • Provide Operations oversight on all construction and installation projects to ensure completed project meets the original design and scope.
  • Work closely with Facilities vendor in developing preventative maintenance (PM) programs, and proactive associated maintenance programs.
  • As needed, interact with landlords and property management at Verizon leased properties on any issues which impact building operations.
  • Manage Tenant Improvement Allowance (TIA) projects to ensure TI funds are used to support and improve building infrastructure.
  • Ensure Environmental and Safety compliance as well asfinancial responsibility at all applicable Verizon properties.
  • Meet with internal customers frequently to establish and maintain solid business relationships.
  • Monitor daily work requests, to ensure they are addressed in accordance with Corporate KPI’s.
  • Monitor FM team’s performance and ensure all preventive maintenance (PM’s) are maintained to Verizon standards, frequencies and KPI’s.
  • Develop and deliver executive level reporting on targets and results.
  • Must be proficient with all Microsoft Office and Google Suite programs.
  • Occasional Travel: Depending on the need, local and regional travel will be required up to 50%.
  • Ensure that the Disaster Recovery program is in place for all retail locations and that all locations are prepared for potential disaster scenarios.
  • Notifying Cushman & Wakefield & billing coordinators of all vendor changes, store locations closing or opening, landlord changes, anything that impacts proper billing.
  • Using business acumen to evaluate and analyze the costs, benefits, and risks of alternatives when making decisions.
  • Facilities lead for burglaries at retail stores including coordinating with security vendors, clean-up of stores and boarding up and securing premises.

What we’re looking for...

You'll need to have:

  • Bachelor's degree or four or more years of work experience.
  • Four or more years of relevant work experience.
  • Experience with facilities operations and high level understanding of all maintenance trades, knowledge of various building codes, and strong background with critical building systems (e.g. UPS, Transfer Switches, Generators, Fire life Safety, Electrical and Mechanical systems).
  • Ability to interact and provide guidance to all outsourced vendor personnel.
  • Willingness to travel up to 50%.

Even better if you have one or more of the following:

  • Bachelor degree in a Facility related field or equivalent experience in Facilities Management and building trades.
  • Experience in Facilities Management.
  • High level project management and customer service skills.
  • Certification as a Certified Facilities Manager (CFM) by IFMA, Facilities Management Administrator (FMA) by BOMI, or similar professional certification.
  • Experience in managing a geographically-dispersed facilities portfolio.

For part-timers, your coverage will vary as you may be eligible for some of these benefits depending on your individual circumstances.

If you are hired into a Colorado work location, the compensation range for this position is between $78,000 and $145,000 based on a full-time schedule. The salary will vary depending on your location and confirmed job-related skills and experience.  This is an incentive based position with the potential to earn more. For part-time roles, your compensation will be adjusted to reflect your hours.
