What is the Landlord Portal for Verizon's Real Estate Network and how do I register?

Accepted Answer

Existing Verizon cell tower/site landlords can register for our Landlord Portal, where you can experience the following benefits 24/7:

View your payment schedule
Download and submit any needed forms
Request copies of your contract/Certificate of Insurance (COI)
Submit tax and utility bills
Submit invoices

To register for the first time, use Internet Explorer to go to the Supplier Portal and complete the registration for the Supplier Interface. Please allow 2 business days for verification of your account. You will receive a confirmation email once complete. Question 3

Per my agreement, I have a utility bill that I need to submit to Verizon Wireless. Where do I send the bill?

If your lease agreement includes reimbursement for a utility bill, the landlord should provide:

Contact name
Phone number
Email address
Contract number
A copy of the utility bill

The utility bill must show:

Remit to address
Type of utility (i.e. gas, waste, water)
Period dates invoiced for and the usage
Address of the site being billed for the service

Per my agreement, I'm required to submit my tax bills to Verizon Wireless. Where do I send them?

Question 5

Will my lease be renewed for another term when it's up for renewal?

Accepted Answer

It depends. Please read the renewal language in your lease.

If your lease automatically renews, you will only receive a written notice from us in the event we do not wish to renew the lease.
If the lease requires us to affirmatively provide a written notice of our intent to renew, we will do so in accordance with the terms of your lease.

If you've moved, please update your address with us as soon as possible to avoid a misdirected notice. You can change your mailing address by completing our Change of Address Form (PDF*). Submit your completed form directly through the Landlord Portal.

I haven't received my IRS 1099 form, or I have misplaced it. How do I get another one?

If your address has NOT changed and you've simply misplaced your 1099 and need another copy, please contact the Verizon Wireless accounts payable department at 866-824-1444.

If your address changed and you did not notify us, the 1099 was likely sent to your previous address. You can change your mailing address with our Address Change Form (PDF*). Submit your completed form directly through the Landlord Portal.

I misplaced my contract. How can I get another copy?

We can provide a copy of the contract to any persons or entities who are the actual current parties to the lease. We cannot release a copy to anyone who is not a party to the agreement. You can request a copy of your lease through our Landlord Portal. Please provide the following information with your request:

Property Address
Contract number or Vendor number, if known (either of these numbers can be found on a check stub)
Name of the landlord(s)
Signature of the landlord(s) - if more than one, all landlords must be listed and must sign and date

Question 12

I have a management company handling my property and I would like the management company to receive rent payments. How do I advise Verizon Wireless of this?

Accepted Answer

Management companies are able to receive rent payments if they are noted on the lease/agreement. If the management company is not noted on the lease, then Verizon Wireless requires a copy of the Management Agreement or a letter from the landlord, which notes the management company is authorized to sign on behalf.

For a management company to receive rent payments, complete our Payment Direction Form (PDF*). Submit the completed form directly through the Landlord Portal.

If the management company is specified as the payee name on the Payment Direction Form, the management company will receive the 1099.
If the Landlord is specified as the payee name on the Payment Direction Form, you may still opt to have the payment address and/or the notice address sent care of "c/o" the management company. In this case, the Landlord will receive the 1099.

Question 13

I'm the landlord and own the property, but have decided to change to a new management company, or have decided to start using a management company. How do I advise Verizon Wireless of this?

Accepted Answer

Management companies may act on behalf of a Verizon Wireless cell tower/site landlord(s) if they are noted on the lease/agreement. If the management company is not noted on the lease/agreement, then we require a copy of the Management Agreement or a letter from the landlord, which notes the management company is authorized to sign on behalf.

My rent payment is overdue or incorrect. Why has this happened, and who can help me?

Accepted Answer

Your payment history can be viewed using the Landlord Portal. If you believe there is a rent discrepancy after reviewing your payment history, please submit an invoice via the Landlord Portal. Verizon Accounts Payable processes payments between the 25th and 31st of each month for the following month's payments. If you haven't received your rent payment for a given month by the 7th, or your rent payment is incorrect, please submit an invoice through our Landlord Portal. Monthly rent payments are issued 1 month in advance (for example, if the check is dated in January, the payment is for February's rent). If your payment is scheduled to increase at specified intervals, those increases will occur automatically in our system, and you should see the increase in your payment at the appropriate time. It's not necessary to send us a letter or invoice regarding a rent increase. If your lease is brand new, your rent may have not commenced yet. Please check the language in your lease stating when rent will commence, and ensure all documents (some contracts require written acknowledgment to commence rent) are provided to Verizon if rent is triggered by a certain milestone.
